Superior Property Management ensures that all maintenance requests are handled promptly to keep your home safe and comfortable. If you have a maintenance issue, simply submit a request through our online portal, and our team will coordinate the necessary repairs.
If you are experiencing an urgent maintenance emergency, please call 651-472-5945 for immediate assistance. If this is a life-threatening emergency, call 911 immediately.
Important Maintenance Guidelines
Tenant Responsibility for Damage or Negligence
While we handle routine repairs and maintenance, tenants are responsible for damages caused by negligence or misuse. If a repair is required due to tenant-related damage, the cost of labor and materials will be billed to the tenant. This includes:
- Plumbing stoppages caused by improper disposal of grease, food, or foreign objects.
- Damaged walls, floors, or fixtures due to negligence.
- Repairs related to unauthorized alterations to the property.
If you are unsure whether a repair is covered by the landlord or your responsibility, please submit a request through the tenant portal, and our team will review it.
Key Release & Property Access
To ensure faster maintenance service, we highly recommend authorizing a key release to approved vendors, allowing them to enter and complete repairs without requiring you to be home.
By submitting a maintenance request, you agree to one of the following access options:
- Authorize Key Release – Our trusted vendors will be given temporary access to complete the work.
- Schedule Access – If you prefer to be present during repairs, you must coordinate a time directly with the vendor. Any delays due to unavailability may extend repair timelines.
