Am I required to make my property available to Section 8?

Can I reach you after hours?

Can you put the money directly into my account?
Yes! We direct deposit rental proceeds into your bank account via ACH transfer, ensuring fast and secure payments. -
Do I get to see the lease or sign it?
Yes, property owners have access to all lease agreements. As part of our full-service management, we typically sign the lease on your behalf to streamline the process. However, if you prefer to review and sign it personally, we can accommodate that request. -
Do you sell real estate too?
Yes! We are affiliated with Keller Williams, allowing us to help buy, sell, and expand investment portfolios. Whether you’re looking to sell a rental property or acquire new investments, we provide expert guidance to maximize your returns. -
How and when do I get my checks?
Rental income is processed through Rentvine’s automated system and deposited via ACH transfer directly into your bank account. Owner payouts are typically disbursed by the 20th of each month, depending on bank processing times. -
How is rent collection handled?
We offer tenants an online portal for secure, automated rent payments, which reduces late payments and ensures faster processing. Rent is due on the 1st of each month and considered late after the 5th. If tenants fail to pay, we issue legal notices and enforce late fees per Minnesota Statute 504B.177. -
How long of a lease do you sign?
Our standard lease term is 12 months, but we can customize lease durations based on market demand, property owner preferences, and seasonal considerations. -
How much security deposit do you charge the tenant?
Typically, we require one month’s rent as a security deposit. In some cases, additional deposits may be required based on creditworthiness or pet policies. -
How soon can you start managing my property?
We can begin immediately once a property management agreement is signed and all necessary documentation is provided. Our team will handle the transition process smoothly, ensuring minimal downtime. -
What type of properties do you manage?
We specialize in managing single-family homes and multi-family properties, including duplexes, triplexes, fourplexes, townhomes, and apartment buildings throughout the Twin Cities metro area. -
What type of reports do I get and how often?
Owners receive detailed monthly financial reports through the Owner Portal, including:
- Income & expense tracking
- Rent collection details
- Maintenance invoices & work order summaries
- Annual tax statements & 1099s (with a $100 technology fee billed annually)
- Additional reporting available upon request, as systems allow.

Who holds the tenant security deposit?
In compliance with Minnesota Statute 504B.178, Superior Property Management holds and manages all security deposits in a separate, federally insured trust account to ensure compliance with state regulations.
