Can you hold a place before I apply?
No, we do not hold properties without an approved application and security deposit. To secure a rental, you must complete the application process, meet the qualification criteria, and submit all required payments. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, tenants are required to pay the first month’s rent and security deposit before move-in. We generally do not require last month’s rent upfront, but specific requirements will be outlined in your lease agreement. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. All adults residing in the home must submit a separate application. -
Is the deposit refundable?
Yes, security deposits are refundable, provided that there are no unpaid rent balances, damages beyond normal wear and tear, or outstanding fees. Deposits are returned in accordance with Minnesota law (Minn. Stat. § 504B.178), which requires landlords to return the deposit within 21 days after move-out. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income or credit requirements. Cosigners must complete an application, pass a screening process, and agree to be financially responsible for rent and damages if the tenant is unable to pay. -
You have a property I want to rent. How do I apply?
To apply for a rental, visit our website, browse available properties, and click “Apply Now” on the listing of your choice. You will need to complete an online application, submit the application fee, and provide necessary documents such as proof of income and identification. -
How do I pay rent?
Rent payments are made through our secure online tenant portal, where you can pay via ACH, debit, or credit card. We encourage online payments for faster processing and convenience. -
I want to get a pet. What do I do?
Before bringing a pet into your rental, you must receive written approval from Superior Property Management. We use PetScreening.com to evaluate all pets before approval. Additional pet deposits or pet rent may apply, depending on the property and screening results. -
I want to move out, but my roommate wants to stay. What do I do?
If one roommate wishes to move out while others stay, the remaining tenants must requalify financially. A lease modification request must be submitted, and a new lease agreement may be required. The departing tenant is responsible for the lease until officially removed and released by the landlord. -
My lease expiration is coming and I want to move out. What do I do?
If you plan to move out at the end of your lease, you must provide written notice according to the terms outlined in your lease agreement. Typically, a 30 or 60-day notice is required. -
Who is responsible for paying for repairs & maintenance requests?
Landlords are responsible for routine maintenance and necessary repairs due to normal wear and tear. However, tenants are responsible for:
- Damages caused by neglect or misuse.
- Plumbing issues resulting from improper use.
- Repairs due to unauthorized alterations to the property.
For all maintenance concerns, tenants must submit a request through the online tenant portal.
